- Minimum Age Requirement to rent this home is 25
- 4WD or AWD and/or Snow Tires required during winter months. Winter conditions can occur anytime Oct. 1st - Jun 1st.

Cancellation Policy:
Cancellations made prior to 30 days of your arrival date for stays of 6 nights or less will incur a $50 cancellation fee and forfeit the non-refundable booking fee. Cancellations of reservations of 7 nights or more, prior to 30 days before your arrival date incur a $200 cancellation fee and forfeit the non-refundable booking fee. For cancellations within 30 days of arrival date the entire amount is non-refundable for all reservations.

Winter Arrival:
Please be prepared before beginning your drive to the mountains! Four-wheel drive or all-wheel drive vehicles are highly recommended. Although the main roads are usually plowed well, many residential areas require traversing steep hills on dirt roads that are not as maintained. Keep in mind that chain and traction laws for non-commercial vehicles can be put into effect at any time. We do not advise driving Berthoud Pass in a front-wheel drive vehicle unless you a comfortable putting chains on yourself. Weather and driving conditions may change rapidly. We will not accommodate refund related to weather or road conditions, please plan accordingly.

The house is brand new, very modern and quite comfortable. The kitchen is well-equipped and the furnishings are comfortable. The Master Bedroom suite is spacious witth a great bathroom including a soaking tub and all-in shower. Loved parking in the garage.<br/><br/>The house is not as private as the picture depicts. In fact, the area is quite dense, and there is ongoing construction next door...literally only feet away. Unfortunately, the next door construction was not mentioned in the listing, and we had to put up with the noise and dust. So if you are looking for privacy and quiet, this is not your house.

This house was perfect for our stay with a family of 6. This is a new and modern home that is loaded with features for a great stay. The photos provide an accurate view of the design and high quality features and it was very clean. Everything about this house was top notch. It has great views of the mountains from inside the house and the large front porch. All of the features were clearly labeled for easy use (ceiling fans, electric blinds, fire place, etc.). When we go back to Grand Lake again, this will be our first choice for homes to rent.<br/><br/>There is construction behind the house, but it did not have any impact on our stay. If you like clean, modern, high quality features, super comfortable beds, a big front porch and great views of the mountains, you will like this house.
