Policies:
- The minimum age to rent this home is 25
- 4WD / AWD, snow tires or chains are required for winter arrivals. Winter conditions can occur anytime Oct. 1st - Jun 1st.
- This home is not pet friendly - no exceptions
- This home is non-smoking
- No parties or events
- *No oversized vehicles / boats/ trailers / ATV’s or snow machines in lot, only allowed to unload
- *Parking Spaces Available: 1 with parking pass

Cancellation Policy:
Cancellations made prior to 30 days of your arrival date for stays of 6 nights or less will incur a $50 cancellation fee and forfeit the non-refundable booking fee. Cancellations of reservations of 7 nights or more, prior to 30 days before your arrival date incur a $200 cancellation fee and forfeit the non-refundable booking fee. For cancellations within 30 days of arrival date the entire amount is non-refundable for all reservations.

Winter Arrival:
Please be prepared before beginning your drive to the mountains! Four-wheel drive vehicles are highly recommended. Although the main roads are usually plowed well, many residential areas require traversing steep hills on dirt roads that are not as maintained. Keep in mind that chain laws for non-commercial vehicles can be put into effect at any time. We do not advise driving Berthoud Pass in a front-wheel drive vehicle unless you a comfortable putting chains on yourself. Weather and driving conditions may change rapidly. We will not accommodate refunds related to weather or road conditions, please plan accordingly.

The condo was nice but had a few issues. The master toilet did not work. The balcony had so much bird poop on it we did not use the space. <br/>The communication from the rental company and associated paperwork was excessive, confusing and frustrating. The in-person staff at the rental company was quite nice.

Hello Katherine, thank you for staying with us. We would just like to note a few things for future travelers - The toilet was repaired and only needed a super quick float adjustment. None of our other guests have mentioned any issue with the outdoor area - we are in the mountains and it certainly can be difficult to maintain but we will certainly take a look. Without much to go on about what you found to be confusing about our paperwork, you were simply provided an invoice, check-out information, garbage info and stage 1 fire restriction information, all certainly necessary for a successful stay in a rural mountain town.
